Fees & Engagement

Our fee structure is designed to be clear, finite, and straightforward, so you know exactly what is required before we begin.
OUR INITIAL ENGAGEMENT FEE
To commence work, The Workshop Door charges a one-time engagement fee
of $1,200 plus HST.
This fee covers our initial assessment phase, during which we will:

Review your situation in detail

Analyze key financial and operational pressure points

Prepare & position your project properly appropriately for capital consideration

Determine whether a realistic and actionable path forward exists
This fee is non-negotiable, and no work will begin until payment is received in full.

WHAT THIS FEE COVERS
The engagement fee covers the full cost of our initial work.
There are no additional charges to you for:

preparing your request
-
presenting it to appropriate lenders or investors
-
or managing the capital-introduction process
There are no success fees.
There are no commissions charged to the client.
There are no hidden costs — ever.

WHAT THE LENDER PAYS
The work required to properly structure a project and present it to qualified lenders and investors goes far beyond what can be covered by the initial client fee. As a result, the majority of the compensation for this work is paid by the lender or investor, and only upon the successful placement of capital. These success-based fees are substantially larger than the initial client fees and reflect the level of preparation, negotiation, and presentation required to complete a viable transaction.
No portion of the lender or investor fee is paid by the client.

ASSITANCE WITH A SALE OR EXIT
Any such assistance is separate from our financing work, discussed in advance, and billed only for the specific service requested.
We do not act as real estate professionals, brokers, or agents.
We simply assist in connecting parties where appropriate.
